(a)       If the entire Demised Premises, or such portion of the Demised Premises as Tenant reasonably determines will materially negatively impact Tenant’s use of the Demised Premises, shall be taken or condemned by any competent authority for any public or quasi-public use or purpose, this Lease shall terminate upon the date of such taking.
